UAE property market: Dubai prices ease while Abu Dhabi keeps rising

The story tracks residential and commercial property prices, rents and sales in the UAE, chiefly Dubai and Abu Dhabi. Early October reports pointed to stabilisation after regional disruption, with Dubai third-quarter home transactions falling amid uncertainty and a war weighing on luxury sales. S&P Global warned Dubai apartment prices could fall further as supply rises about 20%, and one broker called it a buyer's market. Abu Dhabi diverged: Q3 residential sales reached Dh21.5 billion, luxury sales surged and new launches were forecast. By 3 November, reports showed Dubai prices down 1% and rents down 7%, Abu Dhabi apartment prices up 13%, and office rents rising in both cities.
